We will:
- Listen to your request
- Identify which application(s) you need to submit
- Some projects may only need to go through permit review.
- Review the application and review process with you
- Guide you through the process
- Administrative review is needed for:
- Determination of local eligibility – landmark
- Determination of local eligibility – historic district
- Administrative preservation application
- Historic waiver - landmark
City staff review the application
When we receive your application
- We'll review it and email you.
- For a determination of local eligibility – landmark application, we’ll email you within 2 business days.
- For a determination of local eligibility – historic district application, we’ll email you within 10 business days.
- For an administrative preservation or historic waiver application, we’ll email you within 15 business days.
- If your application is incomplete, we'll ask for more information.
- If your determination of local eligibility application is complete, we’ll email you within 15 business days.
- If your administrative preservation or historic waiver application is complete, we'll email your approval within 10 business days.
You have ten days to appeal a decision
If you disagree with City staff’s decision, you can file an appeal.
How to appeal
Submit the appeal of the decision of the planning director application, along with:
- $450 application fee
Appeal review
City staff will review the appeal and schedule a public hearing.
The Heritage Preservation Commission (HPC) conducts the hearings.
Before the public hearing, we will
- Send a notice to property owners within 350 feet of the project
- Prepare a staff report with recommendations
HPC reviews and decides on your application
Members of the public can speak for or against the project.
The HPC will:
- Discuss your appeal
- Approve or deny your appeal
After the hearing
- If your application is approved, proceed to the final step.
- Any member of the public can appeal the decision.
You have ten days to appeal a decision
If you disagree with City staff’s decision, you can file an appeal.
How to appeal
Submit the appeal of the decision of the HPC application, along with:
- $450 application fee
City Council committee review
A council committee reviews the appeal with a public hearing.
The City Council's Business, Housing and Zoning Committee:
- Discusses your appeal
- Submits a recommendation to the City Council
City Council makes its final decision
The City Council:
- Approves the appeal, or
- Denies the appeal
When the decision is final, City staff issue a final action letter
- If your application is approved, you can apply for building permit approval.
