Built form overlay districts

Every property in Minneapolis is part of a built form overlay district.

Purpose of built form overlay districts

Add a layer of rules to support the City's comprehensive plan guidelines for:

  • Building height, floor area and yard setbacks

  • Lot coverage, impervious surfaces and lot sizes

Additional overlay districts

Some properties in Minneapolis are part of an additional overlay district. 

Purpose additional overlay districts

Add a layer of rules that addresses the unique needs of a neighborhood, such as:

  • Overnight shelters for the unhoused

Always follow additional overlay rules, even when they are different from the:
