Northrop School Site, 1611 East 46th Street
The Minneapolis Public School District (MPS) has contracted with the City of Minneapolis Department of Community Planning and Economic Development (CPED) to collaborate on a call for offers to sell its Northrop school site at 1611 East 46th Street. On behalf of MPS, the City is managing a public engagement process to tap the community’s ideas on a redevelopment plan, market the property to potential buyers, administer the call for offers and assess the responses.
The Northrop property consists of a full city block of 3.5 acres (155,279 square feet) bounded by East 46th Street, East 47th Street, 16th Avenue South, and 17th Avenue South and includes the existing school building on the north end of the site and vacant land on the south end. The school building previously housed kindergarten through fifth grade educations programs for the Minneapolis Public School District. The parcel is zoned R3 Multiple-family district. It is located in the Field-Regina-Northrop neighborhood and in a residential setting surrounded by single-family homes and within blocks of neighborhood retail and parks and is three blocks west of Hiawatha Golf Course and Lake Hiawatha, two blocks north of Minnehaha Creek and Minnehaha Parkway, and six blocks northwest of Lake Nokomis.
The primary objective of this offering process is the successful disposition of property to a qualified third party for acceptable use of the property consistent with the current R3 zoning. MPS will consider offers for re-use of the building and/or redevelopment of the property. This is an “as is” sale. The City and Minneapolis Public Schools make no representations or warranties.
CPED and MPS will be conducting tours of the property for interested parties on Thursday, December 13, 2012, from 9:00 a.m. to 12:00 p.m., and from 1:00 p.m. to 4:00 p.m. Interested parties are encouraged to attend. Offers must be submitted to the City on or before 4:00 p.m., Tuesday, February 5, 2013. Offers received after this date will not be accepted. MPS and the City are strongly encouraging the submission offers prior to February 5 since offers will be considered as soon as they are received and in the order received. Offers must include all of the content requirements specified in the Open Sale Memorandum (OSM) in order to be considered complete.
