Linden Hills CVS Proposal

In March, representatives of Velm eir, a development firm representing CVS/Caremark, approached City Development Services staff and the Linden Hills Neighborhood Council(LHiNC) with a preliminary proposal for a new store at Sunnyside/France Ave. The development proposal currently calls for a one-story pharmacy with drive-through service on the two parcels currently occupied by the Gas Plus/Marathon gas station and the former Sunnyside Market/Almsted’s. Velmeir has not filed a complete land-use application with the City, meaning there is no official proposal before the City at this time.
Velmeir representatives met with Linden Hills board members, who requested they participate in a community dialogue organized by LHiNC. The first step in this process was a community meeting held on Tuesday, April 8 th at Southwest High School. At this meeting, attended by roughly 140 residents, neighbors, and community members, participants were asked to provide their feedback to the preliminary proposal outlined by Velmeir. The feedback gathered at this meeting will be compiled and published by LHiNC on their website – www.lindenhills.org. Velmeir will have the opportunity to incorporate this feedback into their project and respond to the neighborhood at a follow-up meeting held by the neighborhood before submitting a final proposal to the City for review.
The proposal, as displayed at the April 8 th meeting, would likely require three approvals – a site plan review, conditional-use permit, and rezoning of the current Gas Plus/Marathon parcel from C1 to C2. Once a final plan is submitted to the City, residents within 350 feet of the property would receive notification of a public hearing before the Planning Commission. Anyone who wishes to appear at the hearing to provide feedback will be welcome to do so. If you wish to submit feedback but are unable to attend the hearing in person, you may send a letter or email to the City staff responsible for the application or to Council Member Hodges’ office, and your comments will be added to the public record at the hearing. If or when a complete application is submitted to the City, more information about the proposal and the review process will be posted on this site.
Linden Hills Development Task Force
Parallel to the community process discussing the CVS proposal, Linden Hills has convened a task force charged with developing guidelines for future development at the 44 th/France and 43 rd/Upton business nodes, as well as for the 44 th St. corridor. More information on this process can be found on the Linden Hills website: www.lindenhills.org. An initial community input session was held on April 22 nd, from 7:00 – 8:00pm, at Linden Hills Park. The input gathered at that session will be posted on the Linden Hills website.
