APPROVAL OF ACTIONS FROM THE MAY 7, 2019, MEETING

APPROVAL OF AGENDA

The commission may take action on items as part of a consent agenda at the beginning of the meeting. In these instances, the commission president will open the public hearing at the beginning of the meeting and will ask whether anyone would like to provide testimony or express concerns about items recommended for the consent agenda. If you plan to speak to an issue on the agenda, it is recommended that you arrive at the meeting at 4:30 or contact the assigned city staff person in advance. 1.      2635 12th Ave S, Ward 9

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Hans-Christian Karlberg for the property located at 2635 12th Ave S:

A.     Variance to reduce the minimum lot width.

Recommended motion: Approve the variance to reduce the minimum lot width for a two-family dwelling from 40 feet to 39.33 feet, subject to the following conditions:

1.      Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.      All site improvements shall be completed by May 23, 2021, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

B.     Variance to reduce the minimum lot area.

Recommended motion: Approve the variance to reduce the minimum lot area for a two-family dwelling from 5,000 square feet to 4,999 square feet, subject to the following conditions:

1.      Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.      All site improvements shall be completed by May 23, 2021, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

2.      5249 Chicago Ave, Ward 11

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Pavel Ushakov for the property located at 5249 Chicago Ave:

A.     Variance to reduce the minimum off-street parking requirement.

Recommended motion: Approve the variance to reduce the minimum off-street parking requirement from eight parking spaces to four parking spaces for two commercial spaces, subject to the following conditions:

1.      Approval of final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.      All site improvements shall be completed by May 23, 2021, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

3.      The applicant shall obtain separate permits from CPED for all signage.

3.      3916 41st Ave S, Ward 12

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by DG Equities LLC for the property located at 3916 41st Ave S:

A.     Variance to reduce the front yard setback.

Recommended motion: Approve the variance to reduce the required front yard from 24.9 feet to 20.4 feet, subject to the following conditions:

1.      Approval of final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.      All site improvements shall be completed by May 23, 2021, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

4.      2607 Hayes St NE, Ward 1

The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Adam and Emily Moughton for the properties located at 2607 Hayes St NE:

A.     Variance to increase fence height in the front yard.

Recommended motion: Deny the variance to increase the maximum height of an opaque fence in the required front yard from three feet to 6’ 8”, and in lieu thereof approve a variance to increase the maximum height of an opaque fence in the required front yard from three feet to six feet, subject to the following conditions:

1.      Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.      All site improvements shall be completed by May 23, 2021, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

B.     Variance to increase fence height in the south interior side yard.

Recommended motion: Approve the variance to increase the maximum height of a fence in the required south interior side yard from four feet to 7’ 5”, subject to the following conditions:

1.      Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.      All site improvements shall be completed by May 23, 2021, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

C.     Variance to increase fence height in the north interior side yard.

Recommended motion: Approve the variance to increase the maximum height of a fence in the required north interior side yard from six feet to 6’ 5”, subject to the following conditions:

1.      Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

2.      All site improvements shall be completed by May 23, 2021, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

D.     Variance to increase fence height in the rear.

Recommended motion: Return the variance to increase the maximum height of a fence in the required rear yard.
