     1.    5805 Morgan Avenue South (BZZ #6664, Ward 13) (Joe Giant)
     Staff report
Variance A: Rob Mueller has applied for a variance to reduce the established front yard setback along Morgan Avenue South from 36.5 feet to approximately 35.1 feet, measured to the structure to allow the construction of a new single-family dwelling on an existing foundation for the property located at 5805 Morgan Avenue South in the R1 Single-Family District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the application for variance at 5805 Morgan Ave S to reduce the established front yard setback from 36.5 feet to approximately 35.1 feet, measured to the structure, subject to the following conditions.
  1. Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development
  2. All site improvements shall be completed by July 24, 2016 unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
Variance B: Rob Mueller has applied for a variance to reduce the required interior side yard setback along the north property line from 6 feet to approximately 4.7 feet, measured to the structure to allow the construction of a new single-family dwelling on an existing foundation for the property located at 5805 Morgan Avenue South in the R1 Single-Family District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the application for variance at 5805 Morgan Ave S to reduce the required interior side yard setback along the north property line from 6 feet to approximately 4.7 feet, measured to the structure, subject to the following conditions.
  1. Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development
  2. All site improvements shall be completed by July 24, 2016 unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

     Staff report
Variance A: Jeff Nicholson has applied for a variance to reduce the required front yard setback from 25 feet to 8.72 feet to allow the construction of a new single-family dwelling at 3900 Vincent Avenue South in the R1 Single-Family District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the application for a variance to reduce the front yard setback from 25 feet to approximately 8.72 feet for the construction of a new single family dwelling located at 3900 Vincent Avenue South, subject to the following conditions:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by June 19, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the application for a variance to reduce the corner side yard from 10 feet to 6.3 feet for the construction of a new single family dwelling located at 3900 Vincent Avenue South, subject to the following conditions:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by June 19, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
Variance C: Jeff Nicholson has applied for a variance to reduce the required corner side yard setback from 10 feet to 2.55 feet to allow the construction of a deck at 3900 Vincent Avenue South in the R1 Single-Family District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment accept the withdrawal of the application for a variance to reduce the corner side yard from 10 feet to 2.55 feet for the construction of a deck attached to the new single family dwelling located at 3900 Vincent Avenue South.
