     1.    1301 Industrial Boulevard (BZZ #6613, Ward 1) (Shanna Sether)
     Staff report and written materials.
Ashley Solsrud-Beckman, of Lawrence Sign, on behalf of Broadway Holdings, Inc., has applied for a variance to allow for a second freestanding sign for the property located at 1301 Industrial Boulevard in the I1 Light Industrial District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment accept the return of the application for a variance to allow for a second freestanding sign for the property located at 1301 Industrial Boulevard in the I1 Light Industrial District.
     2.    2360 Seabury Avenue (BZZ #6627, Ward 2) (Shanna Sether)
     Staff report and written materials.
Variance A: Richard and Denise Musser have applied for a variance to reduce the required front yard setback along 24th Street East from 20 feet to approximately 1 foot to allow for a new detached garage accessory to an existing single-family dwelling on a reverse corner lot located at 2360 Seabury Avenue in the R1A Single-Family District and MR Mississippi River Critical Area Overlay District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt the findings and approve the application for a variance to reduce the required front yard setback along 24th Street East from 20 feet to approximately 1 foot to allow for a new detached garage accessory to an existing single-family dwelling located at 2360 Seabury Avenue in the R1A Single-Family District and MR Mississippi River Critical Area Overlay District, subject to the following conditions:
  1. Approval of the final site plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by July 10, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
Variance B: Richard and Denise Musser have applied for a variance to reduce the north interior side yard setback from 5 feet to 1 foot to allow for a new detached garage accessory to an existing single-family dwelling on a reverse corner lot located at 2360 Seabury Avenue in the R1A Single-Family District and MR Mississippi River Critical Area Overlay District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt the findings and approve the application for a variance reduce the north interior side yard setback from 5 feet to 1 foot to allow for a new detached garage accessory to an existing single-family dwelling located at 2360 Seabury Avenue in the R1A Single-Family District and MR Mississippi River Critical Area Overlay District, subject to the following conditions:
  1. Approval of the final site plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by July 10, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
Variance C: Richard and Denise Musser have applied for a variance to reduce the minimum distance between the principal structure and a detached garage from 6 feet to approximately 4 feet to allow for a new detached garage accessory to an existing single-family dwelling on a reverse corner lot located at 2360 Seabury Avenue in the R1A Single-Family District and MR Mississippi River Critical Area Overlay District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt the findings and approve the application for a variance to reduce the minimum distance between the principal structure and a detached garage from 6 feet to approximately 4 feet to allow for a new detached garage accessory to an existing single-family dwelling located at 2360 Seabury Avenue in the R1A Single-Family District and MR Mississippi River Critical Area Overlay District, subject to the following conditions:

3.    2020 Cedar Lake Parkway (BZZ #6582, Ward 7) (Chris Vrchota)
Staff report and writtten materials.
Nate Wissink of Elevation Homes, Inc. has applied for a variance to allow for development, including the construction of a new single-family dwelling replacing an existing single-family dwelling, on or within 40 feet of the top of a steep slope for the property located at 2020 Cedar Lake Parkway in the R1 Single Family District and SH Shoreland Overlay District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt the findings and approve a variance to allow for development, including the construction of a single-family dwelling, on or within 40 feet of the top of a steep slope for the property located at 2020 Cedar Lake Parkway in the R1 Single Family District and SH Shoreland Overlay District subject to the following condition of approval:
  1. The applicant shall apply to obtain necessary approvals for administrative site plan review.
  2. CPED staff review and approve the final site plan, building plans, and elevations. 
  3. All site improvements shall be completed by July 10, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
