Variance A: Gabriel Keller of Peterssen/Keller Architecture, on behalf of Leslie Hale and Tom Camp, has applied for a variance to reduce the front yard setback along East Calhoun Parkway from 20 feet to approximately 13 feet 6 inches to allow for a two-story enclosed porch addition to an existing single-family    dwelling located at 3347 East Lake Calhoun Parkway in the R1 Single-Family District and SH Shoreland Overlay District.
Staff recommendation: The Board of Adjustment adopted findings and approved the application for a variance to reduce the front yard setback along East Calhoun Parkway from 20 feet to approximately 13 feet 6 inches to allow for a two-story enclosed porch addition for the property located at 3347 East Lake Calhoun Parkway in the R1A Single-Family District and SH Shoreland Overlay District, subject to the following conditions:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by April 17, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

Staff recommendation: The Board of Adjustment adopted findings and approved the application for a variance to reduce the south interior side yard setback from 5 feet to approximately 4 feet 8 inches to allow for a two-story enclosed porch addition for the property located at 3347 East Lake Calhoun Parkway in the R1A Single-Family District and SH Shoreland Overlay District, subject to the following conditions:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by April 17, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

Variance C: Gabriel Keller of Peterssen/Keller Architecture, on behalf of Leslie Hale and Tom Camp, has applied for a variance to reduce the south interior side yard setback from 5 feet to approximately 2 feet 8 inches to allow for a new roof, which increases the height of the structure at 3347 East Lake Calhoun Parkway in the R1 Single-Family District and SH Shoreland Overlay District.
Staff recommendation: The Board of Adjustment adopted findings and approved the application for a variance to reduce the south interior side yard setback from 5 feet to approximately 2 feet 8 inches to allow for a new roof (this increases the height of the structure) for the property located at 3347 East Lake Calhoun Parkway in the R1A Single-Family District and SH Shoreland Overlay District, subject to the following conditions:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by April 17, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

2.  4412 43rd Avenue South (BZZ #6455, Ward 12) (Andrew Liska)
Michael Rongitsch has applied for a variance to reduce the required front yard setback from an established front yard (26.5 feet on the north property extending to 58 feet on the south property line) to 21 feet for the construction of a new single-family dwelling at 4412 43rd Avenue South.
Staff Recommendation: Board of Adjustment adopted findings and approved the application for a variance to reduce the required front yard setback from the established line to 21 feet for the construction of a new single-family dwelling located at the property located at 4412 43rd Avenue South, subject to the following conditions:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by April 17, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

Sonja Mason, on behalf of Robert and Jacqueline Peichel, has applied for a variance to reduce the front yard setback along Thomas Avenue South from approximately 32 feet to approximately 9 feet and 18 feet to allow for two additions, totaling 96 square feet, to an existing single-family dwelling on a reverse corner lot located at 2612 45th Street West in the R1 Single-Family District and SH Shoreland Overlay District.
Staff Recommendation: The Board of Adjustment adopted findings and approved the application for a variance to reduce the front yard setback along Thomas Avenue South from approximately 32 feet to approximately 9 feet and 18 feet to allow for two additions, totaling 96 square feet, to an existing single-family dwelling on a reverse corner lot located at 2612 45th Street West in the R1 Single-Family District and SH Shoreland Overlay District, subject to the following conditions:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by April 17, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
  3. The exterior materials used for the addition shall be consistent with the exterior materials of the principal structure on the property.
  4. Windows shall comply with section 535.80(c) of the zoning code.

Joe and Christy McElroy have applied for a variance to reduce the front yard setback along Oliver Avenue South from approximately 39 feet to approximately 10.7 feet to allow for a new detached garage accessory to an existing single-family dwelling on a reverse corner lot located at 2120 49th Street West in the R1 Single-Family District and SH Shoreland Overlay District.
Staff recommendation: The Board of Adjustment adopted findings and approved the application for a variance to reduce the front yard setback along Oliver Avenue South from approximately 39 feet to approximately 10.7 feet to allow for a new detached garage accessory to an existing single-family dwelling on a reverse corner lot located at 2120 49th Street West in the R1 Single-Family District and SH Shoreland Overlay District, subject to the following conditions:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by April 17, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
  3. The exterior materials used for the detached garage shall be consistent with the exterior materials of the principal structure on the property.
  4. The existing tuck-under garage shall be converted to habitable space.
  5. The existing curb cut and driveway along Oliver Avenue South shall be removed.

Variance A: Brandon Turner has applied for a variance to reduce the required front yard setback along 36th Avenue NE from 35.3 feet to approximately 15 feet to allow for a rear two-story addition to an existing single-family dwelling on a reverse corner lot located at 3564 Cleveland Street NE in the R1 Single-Family District and SH Shoreland Overlay District.
Staff recommendation: The Board of Adjustment adopted findings and approved the application for a variance to reduce the required front yard setback along 36th Avenue NE from 35.3 feet to approximately 15 feet to allow for a rear two-story addition for the property located at 3564 Cleveland Street NE in the R1 Single-Family District and SH Shoreland Overlay District, subject to the following conditions:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2.  All site improvements shall be completed by April 17, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
  3. The exterior materials used for the addition shall be consistent with the exterior materials of the principal structure on the property.
  4. Windows shall comply with section 535.80(c) of the zoning code.

Variance B: Brandon Turner has applied for a variance to reduce the required front yard setback along Cleveland Street NE from 40.5 feet to approximately 31.3 feet to allow for a new open front porch at 3564 Cleveland Street NE in the R1 Single-Family District and SH Shoreland Overlay District.
Staff recommendation: The Board of Adjustment adopted findings and approved the application for a variance to reduce the required front yard setback along Cleveland Street NE from 35 feet to approximately 31.3 feet to allow for a new open front porch for the property located at 3564 Cleveland Street NE in the R1 Single-Family District and SH Shoreland Overlay District, subject to the following conditions:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by April 17, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
  3. The handrails shall not exceed 3 feet in height or be more than 50 percent opaque.
  4. The finish of the porch shall match the finish of the dwelling or the trim on the dwelling.
  5. Raw or unfinished lumber shall not be permitted on an open front porch.

Staff Recommendation:The Board of Adjustment adopted the findings and approved the application for a variance to increase the maximum height of an open fence from four (4) feet to six (6) feet in a required corner side yard at the property located at 2101 Queen Avenue North.
