      1. 3520 Franklin Ave W (BZZ #6388, Ward 7) (Andrew Liska)
      This item was continued from the January 23 Board of Adjustment meeting.
A. Variance: Robert Close and Cynthia Peltier have applied for a variance to allow development on or within forty (40) feet of the top of a steep slope in the SH Shoreland overlay district for the property located at 3520 Franklin Avenue West.
Action: The Board of Adjustment adopted staff findings and approved the variance application for development within 40 feet of the top of a steep slope to allow for the construction of a new single-family dwelling located at 3520 Franklin Avenue West in the R1 Single-Family District and SH Shoreland Overlay District.

B. Variance: Robert Close and Cynthia Peltier have applied for a variance to reduce the required front yard setback from twenty-five (25) feet to seventeen (17) feet in the R1 single-family district for the property located at 3520 Franklin Avenue West.
Action: The Board of Adjustment adopted staff findings and approved the variance application to reduce the required front yard setback along Franklin Avenue West from 25 feet to 17 feet to allow for the construction of a new single-family dwelling located at 3520 Franklin Avenue West in the R1 Single-Family District and SH Shoreland Overlay District, subject to the following conditions of approval:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by February 6, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

A. Variance: Kiran Kavati has applied for a variance to reduce the front yard setback along 32nd St E from 15 feet to 0 feet to allow for the construction of a new three-unit, multiple-family dwelling for the property located at 2717 32nd St E in the R4 Multiple-Family District.
Action: The Board of Adjustment adopted staff findings and approved the variance to reduce the front yard setback along 32nd Street East from 15 feet to 0 feet to allow for the new construction of a three-unit, multiple family dwelling located at 2717 32nd Street West in the R4 Multiple-Family District, subject to the following conditions of approval:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by February 6, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
  3. The proposed structure shall comply with the administrative design review standards required by Chapter 530 of the zoning code.

  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by February 6, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

  1.  Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by February 6, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
