Staff report, written materials, plans, and photos.
A. Variance: Richard Forster of Minneapolis Garage Builders, LLC, on behalf of Jeff Sundem, has applied for a variance to reduce the required south interior side yard setback from 5 feet to 1 foot for the construction of a new detached garage accessory to an existing single-family dwelling on a reverse corner lot located at 221 48th St E in the R1A Single-Family District and AP Airport Overlay District.
Recommended Motion: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the variance to reduce the minimum south interior side yard setbacks from 5 feet to 1 foot to allow for a new detached garage accessory to an existing single-family dwelling on a reverse corner lot located at 122 48th St W in the R1A Single-Family District, subject to the following conditions of approval:
  1. The exterior materials of the proposed garage shall be wood or smart-board, 4-inch siding to match the existing dwelling.
  2. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  3. All site improvements shall be completed by November 21, 2015, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
B. A. Variance: John Fena has applied for a variance to reduce the minimum lot area requirement from 5,000 square feet to approximately 3,870 square feet to allow for the re-establishment of an existing two-family dwelling located at 1209-11 25th Ave N in the R2B Two-Family District.
Recommended Motion: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the variance to reduce the minimum lot area requirement from 5,000 square feet to approximately 3,870 square feet to allow for the re-establishment of an existing two-family dwelling located at 1209-11 25th Ave N in the R2B Two-Family District, subject to the following conditions of approval:

Recommended Motion: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the variance to reduce the minimum off-street parking requirement from two spaces to one space to allow for the re-establishment of an existing two-family dwelling located at 1209-11 25th Ave N in the R2B Two-Family District, subject to the following conditions of approval:
  1. Approval of the final site and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by November 21, 2015, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
