1.   45 and 65 26th Ave N (BZZ #6209, Ward 3) (Shanna Sether)
Variance: Patrick Bergin of Cemstone, on behalf of J. L. Sheily Co., has applied for a variance to increase the maximum height of a fence from 6 feet to 18 feet to allow for a new 515 foot long, 5-inch wide sound wall for Cemstone and Aggregate Industries, an existing concrete, asphalt or rock crushing facility located at 45 and 65 26th Ave N in the I3 General Industrial District and MR Mississippi River Critical Area Overlay District.
Action: The Board of Adjustment adopted staff findings and approved the variance to increase the maximum height of a fence from 6 feet to 18 feet to allow for a new 515 foot long, 5-inch wide sound wall for Cemstone and Aggregate Industries, an existing concrete, asphalt or rock crushing facility located at 45 and 65 26th Ave N in the I3 General Industrial District and MR Mississippi River Critical Area Overlay District, subject to the following conditions of approval:
  1. The sound wall shall be decorative and have a stone-like appearance.
  2. The applicant shall provide landscaping, including but not limited to, vines on the south side of the proposed sound wall.
  3. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  4.  All site improvements shall be completed by September 12, 2015, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

2.   2681 East Lake of the Isles Parkway (BZZ #6197, Ward 10) (Shanna Sether)
Variance: Ryan Sturtz of Edit Design Build Studio, on behalf of Jessie Berman, has applied for a variance to reduce the front yard setback along East Lake of the Isles Parkway from the setback established by the line connecting the adjacent structures from approximately 47 feet to approximately 38 feet to allow for a new balcony over the existing open front porch accessory to an existing single-family dwelling located at 2681 East Lake of the Isles Parkway in the R1 Single-Family District and SH Shoreland Overlay District.
Action: The Board of Adjustment adopted staff findings and approved the variance to reduce the required front yard setback along East Lake of the Isles Parkway from the setback established by the line connecting the adjacent structures from approximately 47 feet to approximately 38 feet to allow for a new balcony over the existing open front porch accessory to an existing single-family dwelling located at 2681 East Lake of the Isles Parkway in the R1 Single-Family District and SH Shoreland Overlay District, subject to the following conditions of approval:
  1. The finishes of the balcony shall complement the existing open front porch.
  2. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  3.  All site improvements shall be completed by September 12, 2015, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

Variance: David Thorp, on behalf of the John Porter, has applied for a variance to reduce the north interior side yard setback from 6 feet to approximately 1 foot to allow for the construction of a new detached garage accessory to an existing single-family dwelling located at 5252 Knox Ave S in the R1 Single-Family District and SH Shoreland Overlay District.
Action: The Board of Adjustment adopted staff findings and approved the variance to reduce the north interior side yard setback from 6 feet to approximately 1 foot to allow for the construction of a new detached garage accessory to an existing single-family dwelling located at 5252 Knox Ave S in the R1 Single-Family District and SH Shoreland Overlay District, subject to the following conditions of approval:
  1. The exterior materials used for the accessory structure shall complement and be similar to the exterior materials of the principal structure on the property.
  2. The primary roof pitch of the garage is 11/12 and is a gable roof to match the pitch and roof type of the principal structure.
  3.  Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  4. All site improvements shall be completed by September 12, 2015, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

4.   900 Washington Ave SE (BZZ #6218, Ward 2) (Shanna Sether)
Variance: Pierre Willette, on behalf of the University of Minnesota Foundations – Dinnaken House, has applied for a variance to increase the maximum number of freestanding monument signs per zoning lot from one to two for Dinnaken House, a multiple-family dwelling located at 900 Washington Ave SE in the OR2 High-Density Office Residence District, PO Pedestrian Oriented Overlay District and UA University Area Overlay District.
Action: The Board of Adjustment adopted staff findings and approved the variance to increase the maximum number of freestanding monument signs per zoning lot from one to two for Dinnaken House, a multiple-family dwelling located at 900 Washington Ave SE in the OR2 High-Density Office Residence District, PO Pedestrian Oriented Overlay District and UA University Area Overlay District, subject to the following condition of approval:
  1.  Approval of the sign permit by the Department of Community Planning and Economic Development.
