Staff report
Variance: Application by Shalaunda Holmes of Project for Pride in Living for a variance to reduce the front yard setback along 4th St N from 21.7 feet to 9 feet to allow for the construction of a new single-family dwelling on a reverse corner lot for the property located at 329 31st Ave N in the R2B Two-Family Residence District.
Recommended Motion: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adoptthe findings and approve variance to reduce the front yard setback along 4th Ave N from 21.7 feet to 9 feet to allow for the construction of a new single-family dwelling, subject to the following conditions:
  1. The applicant shall apply to obtain necessary approvals for administrative site plan review.
  2. CPED staff review and approve the final site plan, building plans, and elevations. 
  3. All site improvements shall be completed by August 22, 2015, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
2.   2501 James Ave N (BZZ #6159, Ward 5) (Chris Vrchota)

Variance: Application by Matthew Day of TVM Development for a variance to reduce the front yard setback along 25th Ave N from 22.8 feet to 13 feet to allow for the construction of a new single-family dwelling on a reverse corner lot for the property located at 2501 James Ave N in the R1A Single-Family Residence District.
Recommended Motion: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adoptthe findings and approve variance to reduce the front yard setback along 25th Ave N from 22.8 feet to 13 feet to allow for the construction of a new single-family dwelling, subject to the following conditions:

Variance: Application by Jack Albrecht of Albrecht Sign Company, on behalf of WS MDT, LLC, for a variance to increase the maximum height of a projecting sign from 28 feet to 40 feet for DoubleTree Hotel located at 1101 LaSalle Ave in the B4S-2 Downtown Service District and DP Downtown Parking Overlay District.
Recommended Motion: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt the staff findings and deny of the variance to increase the maximum height of a projecting sign from 28 feet to 40 feet for DoubleTree Hotel located at 1101 LaSalle Ave in the B4S-2 Downtown Service District and DP Downtown Parking Overlay District.
