1.   2724 21st Avenue North (BZZ #5836, Ward 5) (Steen) (Staff Report)
Variance: Laurence Brady, on behalf of Nathan Brady has applied for a variance to increase the maximum height of a cedar fence, along Vincent Avenue North, from 3 feet to 6 feet for an existing single-family dwelling on a reverse corner lot located at 2724 21st Avenue North in the R1A Single-Family District.
Recommended Motion: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the variance to increase the maximum height of a cedar fence, along Vincent Avenue North from 3 feet to 6 feet on a reverse corner lot located at 2724 21st Avenue North in the R1A Single-Family District.
2.   17 East 24th Street (BZZ #5787, Ward 6) (Sether) (Staff Report)
Continued from the January 17 Board of Adjustment meeting.
Variance: Paul Gates Architect, on behalf of Simpson Housing Services, has applied for a variance to reduce the required south interior side yard setback from 9 feet to approximately 1 foot 4 inches to allow for a new trash enclosure to an existing multiple-family dwelling located at 17 East 24th Street in the R4 Multiple-Family District.
Recommended Motion: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the variance to reduce the south interior side yard setback from 5 feet to approximately 1 foot 4 inches to allow for a new trash enclosure accessory to an existing multiple-family dwelling located at 17 East 24th Street in the R4 Multiple-Family District, subject to the following conditions of approval:
  1. Approval of the final site and elevation plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by January 31, 2015, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
3.   1446 Minnehaha Parkway West (BZZ #5902, Ward 13) (Sether) (Staff Report)
Variance: Tom Feehan of Feehan Design Build, Inc., on behalf of David and Julie Wicklund, has applied for a variance to allow for development within 40 feet of the top of a steep slope to allow for a second story and front porch addition to an existing single-family dwelling located at 1446 Minnehaha Parkway West in the R1 Single-Family District and SH Shoreland Overlay District.
Recommended Motion: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the variance to allow for development within 40 feet of the top of a steep slope to allow for a second story and front porch addition to an existing single-family dwelling located at 1446 Minnehaha Parkway West in the R1 Single-Family District and SH Shoreland Overlay District, subject to the following conditions of approval:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by January 31, 2015, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
