Public Hearing
1.   811 4th Street Southeast (BZZ #5895, Ward 3) (Sether)
Variance: Greg Ottum of Master Properties Minnesota, LLC, on behalf of Savant Properties II, LLC, has applied for a variance to reduce the minimum off-street parking requirement from 17 to 14 spaces to allow for a new coffee shop in an existing mixed-use building located at 811 4th Street Southeast in the C1 Neighborhood Commercial District and UA University Area Overlay District.
Action: The Board of Adjustment adopted staff findings and approved the variance to reduce the minimum off-street parking requirement from 17 to 14 spaces to allow for a new coffee shop in an existing mixed-use building located at 811 4th Street Southeast in the C1 Neighborhood Commercial District and UA University Area Overlay District, subject to the following conditions of approval:
1.     Approval of the final site and elevation plans by the Department of Community Planning and Economic Development.
2.     All site improvements shall be completed by January 17, 2015, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

2.   17 East 24th Street (BZZ #5787, Ward 6) (Sether)
Variance: Paul Gates Architect, on behalf of Simpson Housing Services, has applied for a variance to reduce the required south interior side yard setback from 9 feet to approximately 1 foot 4 inches to allow for a new trash enclosure to an existing multiple-family dwelling located at 17 East 24th Street in the R4 Multiple-Family District.
Action: The Board of Adjustment continued the application for the variance to reduce the south interior side yard setback from 9 feet to approximately 1 foot 4 inches to allow for a new trash enclosure accessory to an existing multiple-family dwelling located at 17 East 24th Street in the R4 Multiple-Family District one-cycle to the January 31, 2013, Board of Adjustment public hearing.
Continued to the January 31, 2013, Board of Adjustment meeting.
3.   2912 3rd Avenue South (BZZ #5896, Ward 6) (Sether)
Variance: Karen Gjerstad, on behalf of Joseph Olson, Robert Lilligren and Donald Ross, has applied for a variance to reduce the minimum off-street parking requirement from 4 to 3 spaces to allow for the conversion from a three-unit multiple family dwelling to a four-unit multiple family dwelling within the existing building located at 2912 3rd Avenue South in the OR2 High-Density Office Residence District.
Action: The Board of Adjustment adopted staff findings and approved the variance to reduce the minimum off-street parking requirement from 4 to 3 spaces to allow for the conversion from a three-unit multiple family dwelling to a four-unit multiple family dwelling within the existing building located at 2912 3rd Avenue South in the OR2 High-Density Office Residence District, subject to the following conditions of approval:
