1.  1116 Minnehaha Parkway East (BZZ #5788, Ward: 11) (Sether) (Staff Report)
Variance: Jim Corrigan of Corrigan Custom Homes, on behalf of Bruce and Marcia Kading, has applied for a variance to reduce the required front yard setback along 12th Avenue South from the setback established by the adjacent neighbor from approximately 31 feet to approximately 12.8 feet to allow for a new addition with an attached garage to an existing single family dwelling on a reverse corner lot located at 1116 Minnehaha Parkway East in the R1 Single-Family District, SH Shoreland Overlay District and AP Airport Overlay District.
Recommended Motion: The Department of Community Planning and Economic Development – Planning Division recommends that the Board of Adjustment adopt the above findings and approve the variance to reduce the required front yard setback along 12th Avenue South from the setback established by connecting a line measured from the adjacent neighbor from 31 feet to approximately 12.8 feet to allow for a new addition with an attached garage for the property located at 1116  Minnehaha Parkway East in the R1 Single-Family District, SH Shoreland Overlay District and AP Airport Overlay District, subject to the following conditions:
  1. The exterior materials used for the addition shall complement and be similar to the exterior materials of the principal structure on the property.
  2. Approval of the final site and elevation plans by the Department of Community Planning and Economic Development – Planning Division.
  3. All site improvements shall be completed by October 11, 2014, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
2.  2205 52nd Street West (BZZ #5764, Ward: 13) (Sether) (Staff Report)
A. Variance: Todd Hansen has applied for a variance to allow for development on or within 40 feet of the top of a steep slope or bluff to allow for the construction of a new attached garage over an existing parking pad located at 2205 52nd Street West in the R1 Single-Family District and SH Shoreland Overlay District.
Recommended Motion: The Department of Community Planning and Economic Development – Planning Division recommends that the Board of Adjustment adopt the findings above and approve the variance to allow for development on or within 40 feet of the top of a steep slope to allow for the construction of a new attached garage to an existing single-family dwelling located at 2205 52nd Street West in the R1 Single-Family District and SH Shoreland Overlay District.
B. Variance: Todd Hansen applied for a variance to reduce the east interior side yard setback from 6 feet to approximately 3 feet to allow for the construction of a new attached garage over an existing parking pad located at 2205 52nd Street West in the R1 Single-Family District and SH Shoreland Overlay District.
Recommended Motion: The Department of Community Planning and Economic Development – Planning Division recommends that the Board of Adjustment adopt the findings above and approve a variance to reduce the required east interior side yard setback from 6 feet to 3 feet to allow for the construction of a new attached garage to an existing single-family dwelling located at 2205 52nd Street West in the R1 Single-Family District and SH Shoreland Overlay District, subject to the following conditions of approval: 
  1. Approval of the final site and elevation plans by the Department of Community Planning and Economic Development – Planning Division.
  2. All site improvements shall be completed by October 11, 2014, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
  3. The attached garage addition shall have compatible materials to the existing structure.
3.  4925 Drew Avenue South (BZZ #5777, Ward: 13) (Ellis) (Staff Report)
Variance: Scott Waggoner, on behalf of WB Builders, has applied for a variance to increase the maximum floor area of a single family home from 2,688 square feet to 2,936 square feet for the property located at 4925 Drew Avenue South in the R1A Single Family District.
Recommended Motion: The Department of Community Planning and Economic Development – Planning Division recommends that the Board of Adjustment adopt the findings above and approve the variance to increase the maximum floor area of a single family home from 2,688 square feet to 2,936 square feet for the property located at 4925 Drew Avenue South in the R1A Single Family District.
