1.  1901 East River Terrace (BZZ #5677, Ward: 2) (Sether) (Staff Report)
Variance: William Olive and Danika Hoffmann have applied for a variance to reduce the minimum southeast interior side yard from 6 feet to approximately 1 foot to allow for a new detached garage accessory to the existing single-family dwelling located at 1901 East River Terrace in the R1 Single-Family District and SH Shoreland Overlay District.
Recommended Motion: The Department of Community Planning and Economic Development – Planning Division recommends that the Board of Adjustment adopt staff findings and deny the variance to reduce the minimum southeast interior side yard from 6 feet to approximately 1 foot to allow for a new detached garage accessory to the existing single-family dwelling located at 1901 East River Terrace in the R1 Single-Family District, MR Mississippi River Critical Area Overlay District and UA University Area Overlay District.
2.  2529 Thomas Avenue South (BZZ #5685, Ward: 7) (Sether) (Staff Report)
Variance: James Sharp, on behalf of Jeanne Voigt, has applied for a variance to reduce the minimum north interior side yard from 6 feet to 3 feet to allow for a cantilever addition to the existing single-family dwelling located at 2529 Thomas Avenue South in the R1 Single-Family District and SH Shoreland Overlay District.
Recommended Motion: The Department of Community Planning and Economic Development – Planning Division recommends that the Board of Adjustment adopt staff findings and approve the variance to reduce the minimum north interior side yard from 6 feet to 3 feet to allow for a cantilever addition to the existing single-family dwelling located at 2529 Thomas Avenue South in the R1 Single-Family District and SH Shoreland Overlay District, subject to the following conditions of approval: 
  1. Approval of the final site and elevation plans by the Department of Community Planning and Economic Development – Planning Division.
  2. All site improvements shall be completed by August 23, 2013, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
  3. The addition shall have compatible materials to the existing structure.
     
3.  1700 61st Street West (BZZ #5664, Ward: 13) (Sether) (Staff Report)
Variance: Bradley Keely has applied for a variance to reduce the required front yard setback along James Avenue South from approximately 29 feet to approximately 11 feet to allow for the construction of a new detached garage accessory to an existing single-family dwelling on a reverse corner lot located at 1700 61st Street West in the R1 Single-Family District and SH Shoreland Overlay District.
Recommended Motion: The Department of Community Planning and Economic Development – Planning Division recommends that the Board of Adjustment adopt staff findings and approve the variance to reduce the required front yard setback along James Avenue South from approximately 29 feet to approximately 11 feet to allow for the construction of a new detached garage accessory to an existing single-family dwelling on a reverse corner lot located at 1700 61st Street West in the R1 Single-Family District and SH Shoreland Overlay District, subject to the following conditions:
  1. The exterior materials used for the garage shall complement and be similar to the exterior materials of the principal structure on the property.
  2. Approval of the final site and elevation plans by the Department of Community Planning and Economic Development – Planning Division.
  3. All site improvements shall be completed by August 23, 2013, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
     
4.  2910 45th Street West (BZZ #5678, Ward: 13) (Sether) (Staff Report)
A. Variance: J. Stephen Benson and Margaret J. Hornbacher have applied for a variance to reduce the required front yard setback along 45th Street West from 20 feet to approximately 0 feet to allow for a new tuck-under garage with a roof-top deck to an existing single-family dwelling located at 2910 45th Street West in the R1A Single-Family District.
Recommended Motion: The Department of Community Planning and Economic Development – Planning Division recommends that the Board of Adjustment adopt staff findings and approve the variance to reduce the required front yard setback along 45th Street West from 20 feet to approximately 0 feet to allow for a new tuck-under garage with a roof-top deck to an existing single-family dwelling for the property located at 2910 45th Street West in the R1A Single-Family District, subject to the following conditions of approval:
  1. The exterior materials used for the accessory structure shall complement the exterior materials of the principal structure on the property.
  2. Approval of the final site and elevation plans by the Department of Community Planning and Economic Development – Planning Division.
  3. All site improvements shall be completed by August 23, 2013, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

Recommended Motion: The Department of Community Planning and Economic Development – Planning Division recommends that the Board of Adjustment adopt staff findings and approve the variance to reduce the east interior side yard setback from 5 feet to approximately 1 foot to allow for a new tuck-under garage with a roof-top deck to an existing single-family dwelling for the property located at 2910 45th Street West in the R1A Single-Family District, subject to the following conditions of approval:
  1. The exterior materials used for the accessory structure shall complement the exterior materials of the principal structure on the property.
  2. Approval of the final site and elevation plans by the Department of Community Planning and Economic Development – Planning Division.
  3. All site improvements shall be completed by August 23, 2013, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
     
C. Variance: J. Stephen Benson and Margaret J. Hornbacher have applied for a variance to allow an attached, front-facing garage to project more than five feet beyond the habitable portion of the existing single-family dwelling located at 2910 45th Street West in the R1A Single-Family District.
Recommended Motion: The Department of Community Planning and Economic Development – Planning Division recommends that the Board of Adjustment adopt staff findings and approve the variance to allow an attached, front-facing garage to project more than five feet beyond the habitable portion of the dwelling for the property located at 2910 45th Street West in the R1A Single-Family District, subject to the following conditions of approval:
  1. The exterior materials used for the accessory structure shall complement the exterior materials of the principal structure on the property.
  2. Approval of the final site and elevation plans by the Department of Community Planning and Economic Development – Planning Division.
  3. All site improvements shall be completed by August 23, 2013, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
