1.  929 3rd Ave NE (BZZ-5505, Ward: 3) (Janelle Widmeier) (Staff Report)
Variance: Application by Twin Cities Habitat for Humanity for a variance to reduce the front yard setback requirement adjacent to 3rd Ave NE from 20 feet to 7 feet to allow play equipment for the property located at 929 3rd Ave NE.
Recommended Motion: The Department of Community Planning and Economic Development – Planning Division recommends that the Board of Adjustment adopt the findings and approve the variance to reduce the front yard setback requirement adjacent to 3rd Ave NE from 20 feet to 7 feet to allow play equipment for the property located at 929 3rd Ave NE.
2.  2618 Lowry Ave N (BZZ-5495, Ward: 4) (Jake Steen) (Staff Report)
Variance: Application by William Griffith, on behalf of Speedway LLC, for an appeal of the determination of the Zoning Administrator stating that the property located at 2618 Lowry Ave N has no legal nonconforming rights to operate as an automobile convenience facility.
Recommended Motion: The Department of Community Planning and Economic Development – Planning Division recommends that the Board of Adjustment adopt the findings and deny the appeal of the decision of the zoning administrator’s determination that the property located at 2618 Lowry Ave N has no legal rights to operate as an automobile convenience facility.
3.  3712 Abbott Ave S (BZZ-5493, Ward: 13) (Becca Farrar) (Staff Report)
Variance: Application by Bruce Idelkope for a variance to allow for the construction of an additional accessory structure on the property located at 3712 Abbott Ave S that exceeds the maximum total of 1,000 square feet which is allowed on the premises. The new detached garage would replace an existing detached garage and would total 720 square feet resulting in an overall accessory structure square footage of 1,469 square feet. The property is zoned R1 (Single-family) District and is located in the SH Overlay (Shoreland Overlay) District.
Recommended Motion: The Department of Community Planning and Economic Development – Planning Division recommends that the Board of Adjustment adopt the findings and approve the variance application to allow an increase in the maximum floor area from 1,000 square feet to 1,597 square feet in order to allow a new detached accessory structure on the property located at 3712 Abbott Ave S subject to the following conditions of approval:
1.       The exterior of the proposed detached garage shall be cement board siding that matches the existing detached garage and single-family home located on the premises. Further, the roof pitch of the detached garage must match the roof pitch of the principal structure.
