Intentional Communities

In Minneapolis, the maximum occupancy of dwelling units is regulated by the zoning code. An intentional community allows for some flexibility in the occupancy limit, letting groups of individuals exceed the zoning maximum if they meet additional requirements.

Rental properties may be operated as intentional communities, but note that landlords are limited to a single intentional community, and must not operate any Tier II or Tier III rental properties in the City of Minneapolis.

You may fill out the application electronically, but it does need to be submitted in person at the Minneapolis Development Review counter. Staff is available to notarize the application.
