Objective: The redevelopment of the 100-year-old commercial building into community-oriented retail with commercial services addresses CPED’s community development goals, providing jobs, and a catalyst for the revitalization of the northside main commercial district and West Broadway and Emerson.
Description: 1101 West Broadway is a multiple award winning commercial redevelopment on North Minneapolis’ main street. This 12,000 square-foot rehabilitation of building originally constructed in 1890 is home to City-County Federal Credit Union, Emerge Community Development, and Bean Scene Too restaurant. The $4 million redevelopment is the result of a partnership of The Ackerberg Group, Welch Companies, City-County Federal Credit Union and Emerge Community Development. The building opened in August 2007 after being shuttered for more than a decade. 1101 West Broadway received the 2006 Minneapolis/St. Paul Business Journal Best in Real Estate Award for Redevelopment/Extensive Renovation, the 2007 NAIOP Minnesota Chapter award for Repositioned/Renovated property, and the 2008 Heritage Preservation Award for Neighborhood Preservation.
Partners: 1101 West Broadway is a successful development because of the partnership between the community, city, and private sector. The development objectives for the project come from the members of the Near North, Willard-Hay, Jordan, and Hawthorne neighborhoods, and the West Broadway Business and Area Coalition. These objectives required the developer to provide needed community-oriented retail service, preserve the building, and to provide general commercial district parking. Meeting these objectives was the development partnership of The Ackerberg Group, Welch Companies, City-County Federal Credit Union and Emerge Community Development. Supporting the development partnership were BKV Group and Olsson Associates.
